根據內政部發布,去年第三季全國住宅價格指數 133.18、季漲 1.82%,自 2018 年第三季起漲以來,已連續 21 季上漲;不過,近 5 季季漲幅均在 2% 內,漲勢逐步趨緩。
 
     
  囤房稅 2.0 課徵基準出爐 六都稅率 3.2% 起跳、建商餘屋最高 4.8% 【中央通訊社 / 2024-2-16】
囤房稅 2.0 將於明年 5 月正式開徵,財政部今天公布課徵基準草案,主要分為直轄市、非直轄市 2 組課徵,針對不屬於繼承共有、也沒有出租做有效利用的「非自住」住家用房屋,六都適用稅率 3.2% 起跳、非六都 2.6% 起跳。
 
     
  物價壓力大增!主計總處大幅上修今年 CPI 年增率 【聯合報 / 2024-2-29】
主計總處今天發布最新經濟預測,2023 年經濟成長率下修為 1.31%,今年則上修為 3.43%。至於消費者物價指數( CPI )年增率則因物價漲勢超出預期,去年及今年全年 CPI 雙雙上修,去年微幅上修為 2.46%,但今年則從 1.64% 大幅上調為 1.85%,上修幅度達 0.21 個百分點。

台經院報喜,今天公布 1 月製造業景氣燈號,受惠國內外利多因素齊聚,人工智慧(AI)商機助攻,從代表景氣低迷的黃藍燈,直接跨越綠燈,轉為景氣揚升的黃紅燈,是 2021 年 10 月以來、近 2 年半第一顆黃紅燈。
 
     
  Fed 褐皮書:年初以來經濟活動略微成長 消費者對物價上漲更敏感 【鉅亨網 / 2024-3-7】
美國聯準會 ( Fed ) 周三 ( 6 日) 發布褐皮書調查指出,今年稍早以來,美國經濟以溫和的步調擴張,消費者對物價上漲的態度則更加敏感。
 
     
  景氣回溫 經濟成長率上調至 3.43% 【中國時報 / 2024-3-25】
行政院主計總處 2 月 29 日公布國內最新經濟預測,上修今年全年經濟成長率至 3.43%,不僅較上次預測數多了 0.08 個百分點,且為近 3 年最佳,優於 2022 年、2023 年經濟成長率的 2.59% 、 1.31% 表現;主計長朱澤民定調,「今年景氣逐漸回溫」。

  • 2014 年 1 月景氣對策信號綜合判斷分數為 27 分,較上月上修值 22 分增加 5 分,燈號轉呈綠燈;其中,出口燈號雖由紅燈轉為綠燈,惟生產、投資、銷售、金融等指標燈號分數均較上月增加,加以領先及同時指標續呈上升,顯示國內景氣維持復甦趨勢。

    In January 2014, the comprehensive judgment score of the economic policy signal was 27 points, an increase of 5 points from the revised value of 22 points last month, turning the signal to green. Among them, although the export signal changed from red to green, indicators such as production, investment, sales, and finance all increased compared to the previous month, and leading and coincident indicators continued to rise, indicating that the domestic economy is maintaining a recovery trend.

  • 展望今年,隨庫存調整進入尾聲,全球商品需求可望逐漸回升,加上高效能運算、人工智慧等新興科技應用持續推展,將挹注我國出口動能;投資方面,廠商為維持競爭優勢,以及企業因應數位及淨零轉型,持續投入研發及製程改善,加上政府擴大投入公共建設經費量能,均有助推升投資;消費方面,國內就業市場維持穩定、基本工資調升,且政府持續優化所得稅制,推動各項減輕負擔措施,將推升民眾可支配所得,加以股市上漲之財富效應,民間消費動能可望維繫。主要國內外機構對今年我國經濟成長率預測高於 3% ,惟主要國家貨幣政策走向,以及美中科技紛爭、地緣政治緊張等經濟下行風險仍存,後續發展仍須密切關注。

    Looking ahead to this year, as inventory adjustments come to an end and global commodity demand is expected to gradually rebound, coupled with the continuous promotion of emerging technologies such as high-performance computing and artificial intelligence, it will boost our country's export momentum. In terms of investment, companies will continue to invest in research and development and process improvement to maintain their competitive advantage and adapt to digital and net-zero transformations. Additionally, the government's expansion of investment in public construction funds will help boost investment. Regarding consumption, the stable domestic job market, wage increases, and ongoing optimization of the income tax system by the government to promote burden reduction measures will increase disposable income for the public. Coupled with the wealth effect of rising stock markets, consumer momentum is expected to be sustained. Major domestic and foreign institutions predict that this year's economic growth rate in our country will be higher than 3%. However, economic downside risks remain, such as the direction of major countries' monetary policies and economic tensions related to US-China technology disputes and geopolitical tensions. Therefore, ongoing developments need to be closely monitored.

五大銀行新承做購屋貸款金額與利率 Taiwan’s Top Five Bank’s Average Mortgage Rate and Amount  
 
   
 
  • 本 (2024 ) 年 1 月本國五大銀行(台銀、合庫銀、土銀、華銀及一銀)新承做放款加權平均利率為 1.949%,較上 ( 2023 ) 年 12 月的 2.051% 下降 0.102 個百分點,主要係因部分銀行承做利率較低的大額政府及機關等貸款金額增加,使週轉金貸款利率較上年 12 月下降所致。若不含國庫借款,則本年 1 月五大銀行新承做放款加權平均利率為 2.006% ,亦較上年 12 月的 2.053% 下降 0.047 個百分點。

    In January 2024, the weighted average interest rate for new loans undertaken by the five major banks in our country ( Taiwan Cooperative Bank, Hua Nan Commercial Bank, Land Bank of Taiwan, Bank of Taiwan, and First Commercial Bank ) was 1.949%, a decrease of 0.102 percentage points compared to 2.051% in December 2023. This decrease is mainly due to an increase in the amount of low-interest loans undertaken by some banks, such as large government and institutional loans, resulting in a decrease in the interest rate for working capital loans compared to December of the previous year. Excluding treasury borrowing, the weighted average interest rate for new loans undertaken by the five major banks in January of this year was 2.006%, also a decrease of 0.047 percentage points from 2.053% in December of the previous year.

  • 2023 年 12 月 - 2024 年 1 月台北市住宅交易雖主要集中在總價 2,000 萬元以內, 比例為 58.23%,略為減少。

    From Dec 2023 to Jan 2024, over 58.23% of residential property transactions in Taipei City were priced at NTD 20 million or below, slightly lower than before.

  • 1,001 - 2,000 萬住宅交易其次,比例持平平穩。

    Residential property transactions in the price range of NTD 10.01-20 million were the second most common, with a stable and consistent proportion.

  • 4,000 萬以上住宅交易占全市交易 30.57%,比例持平平穩。

    Residential property transactions with prices above NTD 40 million accounted for 30.57% of the total transactions in the city, remaining stable.

    From December 2023 to January 2024, residential property transactions continued to be dominated by properties with an age of 31 years and above, representing the majority at approximately 62.62%. This proportion slightly increased during this period.

    Recently, the average transaction price range of residential properties around the Taipei Metro lines has widened.
