投資豪華旅遊產業 國際資金前進北海道
看好北海道度假人潮與錢潮,國際資金爭相湧入北海道興建豪華飯店,根據彭博社報導,高達 500 億美元的國際資金正押寶北海道。尤其是二世谷滑雪勝地,更是眾商雲集,帶動當地房地產市場。
500 億美元資金重壓北海道
彭博社指出,早在新冠疫情盛行期間,香港富豪李嘉誠次子李澤楷就前進北海道,投資逾 5 億美元興建新纜車設備與「新雪谷花園柏悅酒店(Park Hyatt Niseko Hanazono)」,率先搶在 2020 年開業,儘管每晚房價達到 1,200 美元,仍是滿房,纜車收入也比疫情期間高出 30%;陸續開發的豪華飯店與別墅,預計將在 2024 年完工。
無獨有偶,香港新世界企業旗下瑰麗酒店集團的「New World La Plume Niseko Resort」也將於 2024 年夏季開業。IHG 日前揭曉 InterContinental Sapporo,預計於 2025 年底開業,這將是日本北海道札幌市的第 1 家國際豪華酒店,也是 IHG 在北海道的第 5 家物業、在日本的第 11 家洲際品牌酒店。當地的 Hanazono 度假村,也正大舉投資現代化纜車搶客。
二世谷滑雪勝地 先天優勢吸引富豪遊客
國際巨頭爭相搶進的北海道熱區首推二世谷滑雪勝地,地點位於北海道西部,每年冬季揚起陣陣西伯利亞寒風,為當地帶來源源不絕的大雪,該地區通常至少有 10 米的厚雪,有時甚至超過 15 米,對比北美科羅拉多度假勝地 Vai 只有 6 米、法國阿爾卑斯山的滑雪勝地庫爾舍瓦勒(Courchevel)只有 3 米,二世谷得天獨厚的地利條件,成為吸引海內外富豪遊客湧入的關鍵。
房地產調研公司 2022 年報告指出,在二世谷地區至少有 18 件豪華住宅、酒店正陸續開發。
今年第一季,日本滑雪區域自疫情爆發以來首次對外開放,二世谷滑雪坡道上擠滿來自澳洲、新加坡、美國和法國的遊客,還有許多本地人。他們到當地滑雪、消費,也有許多買家準備買進房地產。
雙重優勢:匯率低、投報率高
日圓貶值的刺激使投資日本更具誘因,相較於亞洲其他國家,北海道的房價相較平實,根據 2023 年房地產報告,北海道面積約 30 ~ 45 坪的兩 ~ 三房公寓,平均價格 50 萬美元 ~ 150 萬美元,僅約上海、香港的三分之一左右;根據路透社報導,日本平均租金報酬率也可望高達 8~10 %,比中國一線城市上海等地僅約 2% 高出許多。
即使是在旅人如織的二世谷,生活消費也相當親民,目前在二世谷平均一天消費僅需 65 美元,而在美國平均則為 165 美元。
當地房地產業者表示,「國際資金投資高品質住宿與設施,進一步提升二世谷吸引力,吸引願意支付高價獲得卓越體驗的富裕遊客。」對當地房地產市場形成正向循環,土地與房價都獲得有力支撐。 |

Luxury Tourism Flourishes: International Capital Heads to Hokkaido
The potential influx of tourists and money has seized the eyes of international capital holders and engaged them in building luxury hotels in the Hokkaido area. As reported by Bloomberg, up to US$50 billion of international capital is being invested in Hokkaido, particularly in the Niseko ski resort, where numerous businesses are drawn in, boosting the local real estate market.
US$50 Billion in Capital Pours into Hokkaido
According to Bloomberg, as early as the peak of the COVID-19 pandemic, Tzar Kai, Li the second son of Hong Kong tycoon Ka-Shing, Li headed to Hokkaido and invested over US$500 million in building cable car facilities and the Park Hyatt Niseko Hanazono hotel. The hotel opened for business in 2020. Despite the high rates of US$1,200 per night, the hotel rooms are frequently fully booked, resulting in a 30% increase in cable car revenue compared to the pandemic period. The ongoing constructions of more luxury hotels and villas are expected to complete by 2024.
Likewise, the New World La Plume Niseko Resort built by the Rosewood Hotel Group, a subsidiary of Hong Kong’s New World Development, will open in the summer of 2024. IHG has also announced that InterContinental Sapporo will open for business by the end of 2025, becoming the first international luxury hotel in Sapporo City of Hokkaido. This luxury hotel will be IHG’s fifth property in Hokkaido and eleventh InterContinental-branded hotel in Japan. Additionally, the local hotel operator Hanazono Resort is also making substantial investments in modern cable cars to entice customers.
Niseko Ski Resort Attracts Wealthy Tourists with its Natural Advantages
The Niseko ski resort is the prime location that many international business giants are competing for. Located in western Hokkaido, where the Siberian wind blows in winters and brings an abundant supply of snow, the ski resort is usually covered with layers of heavy snow as deep as at least 10 meters, or sometimes even over 15 meters. In comparison to only six-meter snow-depth in Vail, the holiday resort in Colorado, and three-meter in Courchevel, the ski resort in the French Alps, the Niseko ski resort has such favorable geographical conditions that is the key to drawing in affluent tourists from home and abroad.
The 2022 report by the real estate research firm indicates that at least eighteen luxury residences and hotels are being developed in the Niseko area.
The first quarter of this year marked the initial opening of the ski resorts in Japan to the public since the outbreak of the pandemic. The ski slopes of Niseko are currently bustling with overseas tourists from Australia, Singapore, the U.S., and France, alongside many local residents. While most tourists are there for skiing and shopping, many others are potential buyers planning to purchase property.
Dual Advantages : Low Exchange Rates and High Return on Investment
The depreciation of the Japanese yen has made investing in Japan more desirable, and Hokkaido, in particular, boasts relatively affordable housing prices compared to other Asian countries. According to the Knight Frank Real Estate Report in 2023, the average price of a two- or three-bedroom apartment with an area of approximately 100 to 150 square meters in Hokkaido is between US$500 thousand and US$1,500 thousand, which is nearly one-third of the housing prices in Shanghai or Hong Kong. Additionally, the average rental yield in Japan is expected to reach 8-10%, significantly higher than the reported 2% in major Chinese cities such as Shanghai, as reported by Reuters.
While Niseko is a bustling tourist spot, the cost of living there is rather affordable. The average living expenses in Niseko are now only US$65 per day, compared to an average of US$165 in the U.S.
Local real estate operators remarked, “ The investment of international capital in high-quality accommodations and facilities enhances the attraction of Niseko to affluent tourists who are willing to pay a premium for an exceptional experience. ” A virtuous cycle, therefore, has been created in the local real estate market, strongly reinforcing both land and housing prices.
