Enchanting former mill on the banks of the Arno river
Located on the right-hand side of the Arno river, the property was originally a mill dating back to early medieval times. It was built by the monks of the Abbey of Monte Scalari, who built a chain of watermills by the side of the river.
The foundations, made from large stone arches positioned in the river, allow the building to rise directly above the water.
It is spread out over three floors: The front area, which houses the original mill machinery, has wonderful views through its large windows of the river and Incisa, a picturesque medieval town on the other side of the river.
The living area next to the mill dates back to the XIXth Century and is set on solid ground. Just like the mill, it too spreads out over three floors:
On the ground floor, there are two entrances. The first leads into the garage which can comfortably hold two cars. The second, with a loggia at the front, allows access to a storage room linked to the mill and walkway which leads to the river terrace.
The first floor is accessed externally via a straight path which leads to the entrance of the property, or alternatively from the ground floor via a staircase which leads up to the terrace with respective accesses to the studio, kitchen and living room.
On the second floor, there are three bedrooms, a spacious living room plus more space to create further bedrooms. There are two ways to access the property, the main one being via a cypress-lined avenue linked to the main road. The river allows a constant water supply, which thanks to a hydraulic pump system, guarantees irrigation even in the hottest times of the year.
The mill, with its annex, offers enormous potential to become a uniquely charming residence. The complete privacy, unique position and ample space already make it a unique property.
